Enfield changes character sharply from west to east. Interwar suburban streets on the Southgate and Winchmore Hill side, denser and more heavily rented stock through Edmonton and toward the Lea Valley, and new development at Meridian Water with a heat network rather than a boiler in every flat. We plan access, parking and authorisation differently across that spread.

What Enfield housing actually needs from a plumber

Enfield had 329,984 usual residents in the 2021 Census, living in 120,923 households. The housing profile is unusual for London in that it is dominated by houses: 28.9 per cent terraced, 24.8 per cent semi-detached and 7.5 per cent detached, with purpose-built flats at 30.4 per cent and converted or shared houses at only 6.5 per cent. The conversion share matters as a negative. Enfield has far fewer of the subdivided Victorian houses that dominate Camden, Islington and western Haringey, and correspondingly fewer of the shared-stack, shared-riser, whose-leak-is-this problems that come with them.

Heating here is gas heating. 72.4 per cent of Enfield households ran on mains gas only in 2021. Just 0.75 per cent were on a district or communal heat network, which was the second lowest share of any London borough. At the same time 9.0 per cent of households reported two or more types of central heating, the fourth highest in London, which usually means a gas system with electric backup somewhere in the house, or a part-converted property where an old system was never fully removed. Those hybrids are worth flagging at booking because they change what an engineer needs to bring.

The heat network figure is about to look dated in one specific place. Meridian Water in the east of the borough is served by Energetik, a heat network company incorporated in 2015 with Enfield Council as its sole shareholder. Energetik describes Meridian Water as its biggest network and one of the largest in London, ultimately taking waste heat from the Edmonton EcoPark energy recovery facility. If you live on a network like that, you do not have a boiler and you do not need a boiler engineer. What you have is a heat interface unit, and the split of responsibility between the network operator and the flat is the first thing to establish before anyone books a visit.

The rest of the borough is a boiler borough, and the recurring faults follow the housing. In the interwar semis of the Southgate and Winchmore Hill side the pattern is the same one that repeats across suburban North London: a gravity-fed hot water system that has stopped keeping up with a house that has gained a bathroom. In the terraced stock further east the pattern is boxed-in and rerouted pipework where a leak surfaces a long way from where it started. In the purpose-built blocks it is sealed system faults: expansion vessels that have lost pre-charge, pressure that swings too far between cold and hot, relief pipes weeping outside.

Occupancy is a real factor here in a way it is not in Barnet. 10.4 per cent of Enfield households had an occupancy rating of minus one for bedrooms in 2021, the tenth highest in London, and 2.5 per cent were at minus two or less. A household under bedroom pressure uses hot water harder and at more concentrated times of day, which shortens the practical life of an undersized cylinder or an underspecified combi. Tenure is 52.4 per cent owned, 29.3 per cent private rented and 17.0 per cent social rented.
