Guides
Keep away from a sagging ceiling or water near lights. Stop the suspected water use and isolate your own incoming water if safely possible. A ceiling leak can come from plumbing, rain or another flat: the timing helps direct the investigation, but the stain alone cannot identify the source.
blocked toiletsStop flushing if toilet water rises or drains slowly. Establish whether one pan or several fixtures are affected before choosing help. A limited plunger attempt may suit an isolated gravity toilet, but chemicals, a suspected solid object, sewage backup or a macerator change the approach. Repeated blockage needs investigation beyond temporary clearance.
radiator faultsOne cold radiator points towards its controls, valve or branch; all radiators cold calls for checking heating demand and system status. Cold tops and cold bottoms are different clues, not diagnoses. Check normal settings and the heat pattern before choosing bleeding, balancing or a repair, and treat any water leak separately.
water heater faultsIdentify the heater, affected outlets and symptom before choosing a repair. Cylinders, thermal stores and local sink heaters need different instructions and specialist checks. Distinguish cold water, absent flow, overheating and physical leakage from safety discharge, then use the matching guide or repair enquiry.
washing machine plumbingA puddle under a washing machine does not prove an internal fault: water can travel from its door, inlet hose or external waste connection. Stop using an actively leaking machine and note when water appeared. External supply and drainage faults suit a plumbing enquiry; internal components need an appliance specialist.
shower hot waterIf taps are hot but the shower is cold, identify the shower type before blaming the boiler. A mixer uses supplied hot water; an electric shower heats cold water itself. Stop using a shower that surges dangerously hot, trips electrics or leaks from its casing.
overflow and discharge pipesAn outside pipe may be a cistern warning overflow, a heating or cylinder safety discharge, or a condensate drain. Identify what it connects to before choosing a repair. Never cap it. Keep clear of hot discharge or steam and seek urgent help if water threatens electrics or enters the building.

For North London coverage, start with Enfield, Barnet or Whetstone. Our North London guide explains nearby areas and the services you can enquire about.

FAQ
We are based in North London and cover all Greater London, including North, South, East, West and Central London. Give us your postcode and job details so we can confirm attendance and availability before booking.
Call if water is actively leaking or you have lost heating or hot water. Describe the problem, any safe isolation already carried out and the property postcode. Our phone is answered and emergency dispatch is available 24/7. We will confirm attendance for your postcode; sending a form does not reserve a slot.
Give us the symptoms and access details. The callout is £60 for engineer attendance and plumbing labour is £160 per hour. No VAT is added. Confirm the work, expected time, any parts and any further chargeable investigation before approving it.
No. Tell us what you can see, when it started and which taps, radiators or appliances are affected. You do not need to remove covers, dismantle equipment or diagnose the fault yourself.
Yes. Tell us who can authorise the work and provide access. If a managing agent or building manager is involved, arrange any necessary permissions before the visit.
Ask for the attending engineer’s relevant qualifications and the scope of work. Gas work requires the appropriate Gas Safe registration. Confirm the commissioning and compliance paperwork applicable to a cylinder installation.

A cylinder thermostat controls the stored-water heat request; a timer controls when heating is enabled. Identify the model and heat source before changing settings. Storage temperature, boiler flow temperature and safe water temperature at a tap are different questions, and a recurring fault needs assessment rather than repeated adjustment.
A puddle beside a hot-water cylinder does not prove the cylinder needs replacing. Water may track from a joint, heater connection or another component. First distinguish water escaping onto the floor from safety discharge through a tundish, identify the system, and obtain suitable help without opening covers or changing unfamiliar valves.
For a Worcester boiler with no hot water, identify combi versus cylinder and one outlet versus all. Working radiators do not prove the hot-water system works.
