Property types

Built for London homes, flats and businesses

London plumbing is rarely just the fault itself. Access, approvals and property type all shape how a job actually gets done.

Homes and period properties

Support for leaks, pipes, taps, toilets, bathrooms and heating issues in older London homes where pipe routes and stopcocks are not always obvious.

Flats and managed blocks

Guidance for risers, shared stacks, concierge access, neighbour leaks, building management and approval before work starts.

Landlords and agents

Clear forms and local pages for tenant reports, photos, access notes, quote approval and recurring maintenance problems.

Small businesses

Plumbing help for shops, cafes, salons, offices and commercial washrooms where disruption and trading hours matter.

ceiling leaks

Water Leaking Through the Ceiling: What to Do and Who to Call

Keep away from a sagging ceiling or water near lights. Stop the suspected water use and isolate your own incoming water if safely possible. A ceiling leak can come from plumbing, rain or another flat: the timing helps direct the investigation, but the stain alone cannot identify the source.

blocked toilets

Blocked Toilet in London: Safe Checks and Recurring Blockages

Stop flushing if toilet water rises or drains slowly. Establish whether one pan or several fixtures are affected before choosing help. A limited plunger attempt may suit an isolated gravity toilet, but chemicals, a suspected solid object, sewage backup or a macerator change the approach. Repeated blockage needs investigation beyond temporary clearance.

radiator faults

Radiator Not Heating Up or Leaking? Find the Right Next Step

One cold radiator points towards its controls, valve or branch; all radiators cold calls for checking heating demand and system status. Cold tops and cold bottoms are different clues, not diagnoses. Check normal settings and the heat pattern before choosing bleeding, balancing or a repair, and treat any water leak separately.

water heater faults

Water Heater Faults in London: Identify the System and Right Repair

Identify the heater, affected outlets and symptom before choosing a repair. Cylinders, thermal stores and local sink heaters need different instructions and specialist checks. Distinguish cold water, absent flow, overheating and physical leakage from safety discharge, then use the matching guide or repair enquiry.

washing machine plumbing

Washing Machine Leaking Underneath: Appliance or Plumbing Fault?

A puddle under a washing machine does not prove an internal fault: water can travel from its door, inlet hose or external waste connection. Stop using an actively leaking machine and note when water appeared. External supply and drainage faults suit a plumbing enquiry; internal components need an appliance specialist.

shower hot water

No Hot Water in the Shower: Find the Right Fault Before Replacing Parts

If taps are hot but the shower is cold, identify the shower type before blaming the boiler. A mixer uses supplied hot water; an electric shower heats cold water itself. Stop using a shower that surges dangerously hot, trips electrics or leaks from its casing.

overflow and discharge pipes

Overflow Pipe Dripping Outside: Identify the Source and Decide What to Do

An outside pipe may be a cistern warning overflow, a heating or cylinder safety discharge, or a condensate drain. Identify what it connects to before choosing a repair. Never cap it. Keep clear of hot discharge or steam and seek urgent help if water threatens electrics or enters the building.

FAQ

Common questions about AK Plumbing London

Straight answers on who we are, pricing, availability, coverage and the paperwork you might need.
Which areas can I request a plumber for?

We are based in North London and cover all Greater London, including North, South, East, West and Central London. Give us your postcode and job details so we can confirm attendance and availability before booking.

Can I book an urgent repair?

Call if water is actively leaking or you have lost heating or hot water. Describe the problem, any safe isolation already carried out and the property postcode. Our phone is answered and emergency dispatch is available 24/7. We will confirm attendance for your postcode; sending a form does not reserve a slot.

How do I get a price?

Give us the symptoms and access details. The callout is £60 for engineer attendance and plumbing labour is £160 per hour. No VAT is added. Confirm the work, expected time, any parts and any further chargeable investigation before approving it.

Do I need to know what has broken?

No. Tell us what you can see, when it started and which taps, radiators or appliances are affected. You do not need to remove covers, dismantle equipment or diagnose the fault yourself.

Can landlords and tenants enquire?

Yes. Tell us who can authorise the work and provide access. If a managing agent or building manager is involved, arrange any necessary permissions before the visit.

What should I check before gas or unvented-cylinder work?

Ask for the attending engineer’s relevant qualifications and the scope of work. Gas work requires the appropriate Gas Safe registration. Confirm the commissioning and compliance paperwork applicable to a cylinder installation.
