First decide whether there is an immediate safety problem
An outside drip is a symptom, not a diagnosis. Before trying to identify the pipe, look from a safe position for water entering the building, a spreading ceiling stain, steam, visibly hot discharge or water near electrical equipment. Keep people away from the affected area. Do not place your hand under an unknown outlet to test its temperature, and do not climb a ladder to inspect a discharge above head height.
If hot discharge or steam appears to come from a hot-water system, stop its heat sources at the normal user controls only if you can do so safely, keep clear and seek urgent competent help. Do not operate unfamiliar valves or obstruct the discharge. Where water threatens electrics, avoid wet switches or equipment and explain that danger when calling. If there is immediate danger to life, use the emergency services.
A cool-looking slow drip without other warning signs still needs identification and reporting. The absence of indoor damage today does not show that it is harmless indefinitely. Record whether it is continuous or intermittent and whether you have seen it before. This guide starts with an unidentified exterior pipe; once its connected system is established, the relevant repair route becomes much clearer. It is not a remote test that can certify the installation safe.
Four different pipe functions can look similar from the pavement
A warning overflow from a water-storage cistern has a different purpose from a boiler pressure-relief discharge. An unvented cylinder can also have safety discharge pipework. A condensing boiler produces condensate as part of normal operation and sends it to a suitable drainage route. Calling every small external pipe an overflow hides these differences and can lead to the wrong appointment or an inappropriate attempt to stop the water.
Start with location and the equipment inside, but treat both as clues. Is the outlet below a roof space, near a bathroom, beside the boiler or close to a cylinder cupboard? Can the route be identified from existing installation records or visible accessible pipework? Do not infer ownership from the nearest window in a block of flats. A pipe may cross rooms or discharge from equipment elsewhere in the building.
Colour, material and diameter do not establish the source on their own. Alterations, paint, concealed routes and shared downstream drainage can make an exterior photograph ambiguous. Describe what you can see without claiming that a white pipe must be one system or a copper pipe must be another. If the connection cannot be established safely, identification is part of the professional visit.

A cistern overflow warns about water level; it is not the repair
Water Regs UK distinguishes overflow provision from the means of warning that water is reaching an excessive level. The discharge should be safe and noticeable. That explains why a pipe may terminate where the occupier can see water: the visible symptom is useful information about a fault upstream. Concealing it or attaching something to silence the drip defeats that warning without explaining why the water is there.
Once a cistern is confirmed as the source, the assessment needs to establish why its water level is not being controlled and whether the overflow arrangement remains sound. An inlet valve problem is one possible explanation; the outside view alone does not establish the required part. A toilet cistern and a roof-space water-storage cistern are different installations, even when both can involve a float-operated inlet.
Do not hold a float up, bend fittings, weigh down a valve or remove a lid in an awkward roof space as a temporary experiment. If there is safe, familiar access to a fixture's normal isolation control, explain that when requesting advice; do not force it or assume it also controls a hot-water safety system. The engineer should identify the source, correct the cause and check that the intended warning route remains functional.

A dripping boiler outlet belongs with the pressure-loss evidence
Worcester Bosch identifies water from an external pressure-relief outlet as a useful observation when a heating system keeps losing pressure. The valve is part of a safety arrangement; a wet outlet does not justify plugging the pipe or adjusting the valve. Report the discharge alongside any boiler pressure changes or fault messages. A competent assessment is needed to establish why water is being released.
If the boiler has a readily visible user gauge or display, record what it already shows without opening the case. Note whether you have previously needed to top up and whether the drip occurs during heating or continues afterwards. Do not keep adding water just to maintain operation while an unexplained loss continues. Equally, do not run the heating deliberately to make a suspected discharge more dramatic for a photograph.
The question is broader than “which pipe is leaking?” A repair should address the reason for discharge and any component that no longer functions correctly. If somebody proposes replacing only the external pipe, ask what evidence shows that the fault is in the pipe rather than water being correctly conveyed from another problem. Keep the pressure history available for the appointment; it can be relevant even when the outlet is dry on arrival.

Normal condensate production is different from a leaking drain connection
A condensing boiler produces condensate while recovering heat that would otherwise be lost. Worcester Bosch explains that this liquid is an expected by-product, with drainage arrangements needed to carry it away. Therefore, seeing water within a confirmed condensate drainage route is not the same finding as an active safety-relief outlet. First establish which route you are looking at.
Even where the liquid is condensate, water escaping from a broken joint or running down a wall is a separate defect. “Boilers make water” does not answer whether it is reaching the intended drain. Note whether water comes from the end of an identified pipe, a joint along it, or rainwater tracking down the outside. These observations help distinguish a drainage repair from a heating-system discharge enquiry.
In cold weather, mention ice or a boiler fault that appeared alongside a problem with the external drain route. Do not improvise a new termination, disconnect the pipe or insert objects into it. The installer needs to consider the route and the manufacturer's instructions. A pipe that disappears into a larger drain may be difficult to identify from outside, so leave uncertainty in the description instead of labelling it normal solely because the boiler is still operating.
Cylinder discharge needs a different response from a toilet overflow
An unvented hot-water cylinder has safety valves and a discharge arrangement. The tundish is the visible air-gap fitting through which discharge may be observed near the cylinder. If you can see it from normal safe access, report whether water is passing through it. Do not remove panels, open valves or attempt an expansion adjustment to confirm where an outside drip originates.
The Megaflo Eco manual warns against tampering with safety controls. For discharge from its temperature-and-pressure relief valve, it directs the user to shut down heat sources and contact a competent unvented-water-heater installer; it specifically says not to turn off the water supply in that situation. This is why generic advice to close every valve is inappropriate for an unidentified discharge. Follow the actual model's safety instructions and seek help.
Keep the exterior outlet and tundish unobstructed. Do not attach a hose, bung the end or divert hot discharge into a container. Do not ignore unusually hot water, bubbling or steam upstairs
HSE has published a domestic safety alert concerning overheating immersion-heated systems associated with plastic storage cisterns in roof spaces. Its warning signs include unusually hot tap water, excessive cylinder noise, hot water at some normally cold outlets and steam in the roof space. These signs require a different response from simply scheduling a routine drip repair. They do not mean every outside overflow is an overheating event.
If those signs occur, stop the immersion heating at its normal controls only if safe, keep away from the affected area and obtain urgent competent assistance. Do not enter a hot or steaming roof space to investigate. Tell the person handling the enquiry about the heat and noise, not just the outside pipe. Tenants should alert the landlord or agent promptly as well as obtaining the appropriate urgent help.
Do not restart a suspected overheating system because the visible drip has stopped. A change in the symptom is not evidence that the safety concern has been resolved. Ask for clear advice on what must remain off and what alternative facilities can be used safely until assessment. Keep children and other occupants away from any potential discharge area. Where there is immediate danger, escalate through emergency services rather than waiting to collect more photographs.
Record timing without trying to provoke the fault
A useful record explains what was happening when the drip was noticed. Was the heating already on, had someone just used the toilet, or was no water apparently being used? Does it continue overnight? Is the water coming from the same outlet every time? These are observations to pass on, not tests that prove a cause. A coincidental event can otherwise become an incorrect diagnosis repeated at each visit.
Photograph the whole wall and a closer view from ground level so the location is understandable. If several pipes are nearby, identify the one you actually saw discharge. Record the date and whether conditions were wet or dry. Do not assume the highest damp mark is the source, or that algae tells you exactly how long a fault has existed. The evidence should help locate the symptom without overstating what it means.
Avoid running heating cycles, filling toilets repeatedly or manipulating valves to reproduce the drip. If it is intermittent, an honest account of what was seen is better than a risky demonstration. Explain any earlier repair and whether the behaviour changed afterwards. That information helps the investigator decide what to inspect and what may need observation under normal operating conditions during an appropriately supervised visit.
No loft access is a reason to arrange access, not to delay reporting
In a public DIYUK thread, a tenant described an outside pipe dripping continuously, with a puddle and moss below. They had no access to the loft and were unsure whether to contact the agent. They later reported that a plumber replaced an old ball valve and the dripping stopped. This is an unverified individual outcome; it does not identify the source of every high-level pipe.
The useful point is that the tenant could report the problem without first entering the loft or diagnosing the valve. Give the landlord or manager the pipe location, visible water and any indoor symptoms. Say plainly that the roof space or plant cupboard is inaccessible. Ask who will arrange access and who can authorise the investigation. A missing key is a practical dependency, not evidence that the leak can wait indefinitely.
For a block of flats, avoid operating communal equipment or assuming the nearest flat owns the source. The building manager may need to identify the system and coordinate entry. Keep a record of when the symptom was reported and any worsening. If water begins entering the building, threatens electrics or becomes hot, report the changed risk immediately instead of waiting for the original non-urgent appointment.

A forum diagnosis cannot replace identifying the connected system
Another DIYUK thread about a boiler outlet contained conflicting interpretations of condensate and relief discharge. The original poster later reported that replacement of a valve associated with the expansion vessel resolved their problem. A different participant described their own downstream drainage arrangement. These are separate accounts within one discussion, not a single verified installation history. The distinction matters when reading a search result that combines comments.
Use such experiences to formulate questions, not order parts. Ask what the outlet connects to, whether the reported pressure behaviour supports the proposed explanation, and what evidence distinguishes the suggested fault from alternatives. A photograph can help the engineer prepare, but it cannot show every concealed connection or establish that the same repair will work in another house.
If an earlier repair did not stop the discharge, report that before another visit. Explain whether the outside drip stopped briefly, continued unchanged or returned under a different condition. Keep the previous work description available. A useful follow-up should explain what new observation changes the diagnosis or scope. Avoid treating a replaced part as proof that its associated system has now been ruled out; the original symptom still needs an explanation.

Agree what the repair covers and what successful completion means
Ask the attending person to identify the source and explain the proposed work before replacing parts. The scope may involve a fixture inlet, a heating fault, a cylinder assessment or a drainage connection. Those are different jobs. Confirm whether the visit includes investigation, parts, further access and any return appointment. Do not assume that an exterior drip always means a small accessible repair.
AK charges £60 for engineer attendance and £160 per hour for plumbing work, with the hourly quote agreed before work starts. No VAT is added because AK is not VAT-registered. These are attendance and labour terms, not a fixed total for every overflow problem. Establish any parts and specialist-work scope separately, particularly where the source has not yet been identified.
At completion, ask what caused the water to appear, what was changed and whether the intended discharge or warning route remains unobstructed. If the original fault was intermittent, agree what to watch for during normal use and how to report recurrence. For continuous water loss, retain the dated repair record and review subsequent water use through the supplier's billing process. A stopped drip is useful evidence; it does not automatically establish entitlement to a leak allowance or settle responsibility for an earlier bill.
