Gas Safe registration — the UK statutory register for gas work

Since 1 April 2009 it has been a criminal offence for anyone in the UK to carry out gas work without being Gas Safe registered. The register — run under the authority of the Health and Safety Executive (HSE) — replaced the older CORGI scheme and became the single legal standard for gas engineers. Every boiler installation, every boiler repair, every annual boiler service, every hob install, every gas fire replacement, and every Landlord Gas Safety Record (CP12) must be delivered by a Gas Safe registered engineer. Work done by an unregistered person is a criminal offence, voids property insurance, and can invalidate the boiler manufacturer's warranty.

The register works two ways. Engineers pass initial ACS (Accredited Certification Scheme) training and category-specific competency assessments, then re-certify every five years for each category they hold (natural gas domestic, LPG, commercial catering, etc.). Every registered engineer carries a photo ID card with their registration number, license expiry, and specific competency categories. The register — searchable in real time at gassaferegister.co.uk — allows any homeowner or landlord to verify a number before letting an engineer touch any gas fitting. Ask for the card; a genuine engineer produces it without hesitation.

What Gas Safe covers: any fixed gas appliance in a UK domestic or commercial building. Boilers (combi, system, heat-only), gas hobs, gas cookers, gas fires, gas water heaters, and the pipework and meter connections that feed them. What it does not cover: water plumbing (that's Water Regulations 1999 competency, via WaterSafe registration) and unvented hot water cylinders specifically (that's HWSS G3 competency under Building Regs Part G3). On many London jobs — a new boiler feeding a new unvented cylinder, for example — all three qualifications are required simultaneously. Six reasons Gas Safe registration is not optional

It is a statutory legal requirement

Gas Safe is the UK's official register for gas engineers. Since 2009 it has been illegal to carry out gas work in the UK without Gas Safe registration — this covers boiler installation, boiler repair, boiler service, hob installation, gas fire work, and Landlord Gas Safety Records (CP12). Work done by an unregistered engineer is a criminal offence, voids property insurance, and can invalidate boiler manufacturer warranties.

Property insurance depends on it

Every mainstream UK household insurance policy requires that gas work be done by a Gas Safe registered engineer. A claim following a gas-related incident (fire, boiler failure, carbon monoxide) can be refused if the last gas work on the property was carried out by an unregistered person. Landlord insurance and building insurance have the same requirement.

Landlord licensing depends on it

Every HMO licence and every landlord letting agreement requires an annual Gas Safety Record (CP12) issued by a Gas Safe registered engineer. Local authority licensing teams inspect for CP12 records at renewal; missing or outdated records can trigger licence conditions, fines, or licence revocation. Property must have a current CP12 before every new tenancy.

Boiler manufacturer warranty depends on it

Every mainstream boiler manufacturer (Worcester Bosch, Vaillant, Ideal, Baxi, Viessmann, Alpha) makes the standard warranty conditional on installation and annual service by a Gas Safe registered engineer. Warranty claims for premature boiler failure are refused where the install or service records show an unregistered fitter.

What is a Landlord Gas Safety Record (CP12) and who needs one?
A CP12 (also called Gas Safety Record or LGSR) is a statutory annual gas safety inspection required for every rental property in the UK. It covers every fixed gas appliance in the property — boiler, hob, oven, gas fire — plus the meter and gas pipework. Under the Gas Safety (Installation and Use) Regulations 1998, the landlord must arrange the inspection annually and provide the CP12 to every tenant within 28 days of issue and before every new tenancy. Missing or expired CP12 is a criminal offence for the landlord and voids most landlord insurance. Every HMO licence requires current CP12 records.
Does my boiler manufacturer warranty depend on Gas Safe registration?
Yes — every mainstream UK boiler manufacturer (Worcester Bosch, Vaillant, Ideal, Baxi, Viessmann, Alpha) requires that the boiler be installed and annually serviced by a Gas Safe registered engineer for the warranty to remain valid. Some manufacturers additionally require installation by an accredited installer for their extended warranty tiers (e.g. Worcester Bosch 8-year warranty, Vaillant 10-year warranty). Can I do gas work myself as a homeowner?
No — under the Gas Safety (Installation and Use) Regulations 1998 it is a criminal offence for anyone who is not Gas Safe registered to work on gas fittings in the UK. This applies to homeowners, DIY enthusiasts, and unregistered tradesmen equally. Even minor gas work such as changing a gas cooker or replacing a gas hob must be done by a Gas Safe registered engineer. Doing gas work yourself voids property insurance, can lead to prosecution, and creates real risk of fire, explosion, or carbon monoxide poisoning.
What is the difference between Gas Safe and CORGI?
Gas Safe replaced CORGI as the UK's statutory register for gas engineers on 1 April 2009. Since that date, only Gas Safe registration is legally valid. Any reference to CORGI qualification post-2009 is either historical or a rebranding by an old-timer engineer — the current legal register is Gas Safe. Do you handle emergency gas leaks?
For a suspected gas leak or gas smell, do NOT call us first — call the National Gas Emergency line on 0800 111 999 immediately. They dispatch the Cadent (formerly National Grid) emergency response team who isolate the meter and make safe any gas leak at no cost to the customer. Once the property is safe and the leak isolated, call us to diagnose and repair the underlying fitting. We handle the repair Gas Safe registered; Cadent handle the initial isolation.
How much does an annual boiler service cost?
Standard combi or system boiler service £120–£165 including flue gas analysis, gas rate check, and service report. Landlord Gas Safety Record (CP12) alone £75–£95.
