Boiler leaking water: the immediate answer
Water escaping from a boiler or its connected pipework needs its source identified. Possible causes include a leaking joint or seal, damaged component, condensate drainage problem or pressure-related discharge. A puddle alone cannot distinguish them. Stop using the affected boiler and arrange appropriate help; do not remove its casing to investigate.
If water is reaching a socket, switch, wiring or electrical appliance, keep away from the wet equipment. Do not reach through the leak to turn the boiler off. Explain the electrical involvement when requesting urgent assistance. A slow drip over a socket deserves a different response from the same drip landing safely in an accessible tray.
A water leak is not proof of escaping gas. However, a gas smell or suspected carbon monoxide problem changes the response: get to safety and call the National Gas Emergency Service on 0800 111 999. Do not treat that situation as an ordinary plumbing booking.
The rest of this guide helps distinguish what can be observed safely from what needs testing. You do not need to identify a failed part before calling. The useful starting point is where the water first becomes visible, whether the boiler was operating, and whether anything electrical or another property is affected.

First distinguish the appliance from the pipes around it
A wet boiler cupboard can contain several possible sources. Water may emerge from the casing, run down an exposed connection, escape from a nearby waste pipe, or arrive from plumbing above. The lowest wet point is where water collects; it is not necessarily where the leak began.
Look only at exposed surfaces from a dry, safe position. Baxi identifies dampness, dripping, corrosion, pressure changes and displayed errors as useful signs. You can photograph the overall arrangement and the first visible drip without touching the fittings. Include the whole appliance in one photograph so a close-up is not mistaken for a different component.
Describe the location in ordinary language: under the left edge of the case, at an exposed pipe joint, or from the end of a pipe outside. Those descriptions are more useful than confidently naming a valve from an internet photograph. Different models put components in different places, and an installer may have altered the surrounding pipework.
If the water appears to come from above the boiler, say so. That observation could change which trade and isolation arrangements are needed. It does not make the boiler safe to run while wet. Likewise, a dry case with a wet pipe beneath it does not establish that the appliance has escaped damage.

Why the pressure gauge does not explain every leak
The heating-pressure reading is a clue about one part of the system, not a universal leak detector. The important question is whether the suspected water source belongs to the circuit that the gauge measures. A normal reading therefore cannot, on its own, clear every pipe and drain around the appliance.
For a useful comparison, distinguish a reading taken with the heating cool from one taken during operation. Worcester’s Greenstar i guidance explains that pressure rises as the heating operates. Comparing yesterday’s hot reading with this morning’s cold reading can create a misleading impression of water loss. Use the correct model instructions rather than expecting an identical number at every temperature.
If a visible leak accompanies a falling cold reading, tell the engineer about both observations. If the reading stays similar while water continues to appear, mention that too. Neither pattern identifies the failed component remotely; both help avoid an investigation based only on the puddle.
Do not refill repeatedly to keep a leaking boiler running. The practical problem remains the escaping water and whatever it may be reaching. Condensate is expected in its drain, not on the floor
A condensing boiler produces condensate as it recovers heat from combustion gases. Vaillant describes a dedicated pipe carrying this mildly acidic liquid to a suitable drain. That normal drainage function is different from water escaping through a joint onto the cupboard or floor.
This distinction answers a common source of confusion: someone may correctly identify condensate yet incorrectly conclude that a leak can be ignored. The destination matters. Water moving through its intended drainage route is not the same event as water landing on fittings, electrical equipment or building materials.
In a January 2025 DIYUK discussion, a new homeowner described persistent dripping near a damaged socket while waiting for a routine service. Commenters suggested a condensate connection, but no verified repair outcome was shown. The useful lesson is the unanswered safety and damage question, not the crowd’s component diagnosis.
Do not disconnect a pipe to see whether more water comes out, push fittings back into place inside the boiler, or plug an outlet. If you cannot confidently distinguish the drain from a safety discharge, leave both alone. A photograph of the exposed route may help an engineer prepare, but colour or material alone is not enough to authorise a repair.

Intermittent leaks still need a cause, especially in winter
An intermittent leak can be harder to explain because the engineer may arrive while everything looks dry. That does not make the earlier water imaginary, and it does not justify switching the boiler on just to reproduce a hazardous situation. Existing observations can establish when the problem appeared.
A second January 2025 DIYUK owner reported water beneath a Worcester boiler that was worse in cold weather and collected in a bowl. Replies suggested a condensate connection; the owner intended to try an adjustment, but the thread did not establish a lasting repair. We do not adopt that adjustment as a homeowner procedure.
Separate weather timing from operating timing. Did you first notice the drip during longer heating periods, after hot-water use, or while the appliance had been off? Those are different descriptions. Cold weather may coincide with more use, so correlation alone does not prove that a pipe froze or a particular seal failed.
Vaillant’s condensate-trap guidance explains that blockage can prevent proper drainage and that trap cleaning belongs with a boiler engineer. An intermittent drainage symptom is therefore not a reason to dismantle the trap. If there was an error code, retain it alongside the timing. Resetting away the message without addressing the water can remove a useful clue while leaving the fault unresolved.

Water from an outside pipe: relief discharge or drainage?
An outside pipe can make a leak seem remote from the boiler, especially if the inside cupboard is dry. Identify its purpose before treating the water as harmless runoff. A condensate drain and a pressure-relief discharge serve different functions, although householders may call either one an overflow.
A pressure relief valve protects against excessive pressure by allowing water out. Its discharge requires attention to why that happened; blocking the outlet would defeat its purpose. Vaillant lists pressure-related problems and valve faults among reasons for unwanted discharge. Leave the outlet unobstructed and avoid touching potentially hot water.
From a safe position, note whether the discharge coincided with a high displayed reading or heating operation. If the pipe cannot be seen without climbing, reaching across equipment or entering a restricted area, do not attempt to inspect it. A missing observation is preferable to creating a second problem.
The right repair question is whether the outlet is behaving as intended, whether the valve is sealing properly, and whether an upstream fault is causing the discharge. Replacing a visible part without explaining the pressure behaviour may leave that question open. Equally, a photograph of a wet outlet alone does not justify ordering a replacement valve.

What different leak patterns can and cannot tell you
Use the following comparison to organise the problem, not to diagnose it. Several faults can produce the same wet patch. The purpose of a symptom description is to choose a sensible investigation, rather than turn an observation into a parts list.
For example, water appearing only after the boiler has run suggests a different test window from water that continues throughout a long period with heating off. It does not follow that the first must be condensate or the second must be mains water. The engineer still needs to establish the actual route.
Similarly, a recently disturbed connection is worth mentioning without assuming the last person to attend caused the problem. The work history changes where an investigation might start; it does not replace inspection. Keep invoices or commissioning records available if they show exactly what was altered.
Try to separate what you saw from what you inferred. Water was on the shelf at breakfast is an observation. The heat exchanger failed overnight is a diagnosis that the shelf cannot support. This distinction helps a repair conversation stay accurate when you are understandably worried about a large bill or being told to replace the whole boiler.

A joint, seal or heat exchanger: why the repair scope varies
Vaillant’s leak guidance identifies connections, seals, corrosion and heat-exchanger problems as possible causes. These are categories for professional investigation. They are not interchangeable repairs, and appearance alone does not tell you which category applies.
When an engineer identifies a failed part, ask what evidence connects that part to the water you saw. An explanation should distinguish a component that is visibly leaking from one merely suspected because the symptom is familiar. If additional investigation is needed, it is reasonable for the first conclusion to remain provisional.
A useful repair proposal explains access, the part or connection being repaired, any further damage found, and the checks needed afterwards. A quotation that simply says boiler leak fixed gives you little basis for comparing approaches. Conversely, a long list of possible components is not evidence that every one needs replacement.
Do not apply tape, sealant or a tightening tool to unfamiliar boiler connections. A visible nut may belong to a different system from the one you assume, and stopping the visible drip would not demonstrate safe operation. Keep the distinction between external observation and repair work clear, especially when a small escape of water makes a shortcut seem tempting.

A recent service or new installation does not settle the diagnosis
A service appointment and a visit for an active leak have different starting points. If the appliance is currently leaking, describe that fault explicitly rather than relying on a booking labelled annual service. The person attending needs to know about water, electrical involvement and any loss of heating before arrival.
For a recent installation, first check the installer and manufacturer paperwork for the route to report a fault. Do not assume that a warranty covers every connected pipe, or that independent work can proceed without affecting a claim. Ask the provider which part of the installation they need to inspect and what evidence they require.
If a repair has already been attempted, establish whether this is the same visible location and the same operating condition. A dry day after a repair followed by a new drip does not, by itself, tell you whether a replacement part failed or another source exists. Photographs before and after are useful precisely because memory of a small wet area is unreliable.
Request a clear account of what was tested during the earlier visit. Was the original symptom present? Was the conclusion confirmed, or was a component changed as a first step? Those questions help plan the next investigation without assuming negligence, blaming a particular brand or accepting repeated unexplained parts replacement.

Repair or replace: compare evidence rather than a wet cupboard
Visible water is a reason to investigate, not an automatic instruction to buy a new boiler. Equally, a small puddle does not guarantee a cheap repair. Before deciding, separate the identified fault from concerns about the appliance’s wider condition.
For a repair option, ask for the proposed work, expected parts availability, the basis of the labour estimate and any limitations. For replacement, ask why repair is being discounted and what the new installation includes. Comparing a part-only price against a complete installed appliance price gives a distorted picture in either direction.
Your household circumstances matter too. A repair that requires an uncertain wait for a part may have different practical consequences in a home without alternative hot water. That is a decision factor, not evidence that replacement is technically necessary. Ask for the timescale and alternatives without accepting promises before availability has been checked.
If the recommendation is expensive or unclear, a second assessment can be useful after the immediate leak has been made safe. Share the first findings so the second engineer can assess the actual issue. Avoid asking for a new boiler solely because an online commenter named a costly component, or insisting on a minor repair solely because the drip appears small.

Protecting the home while arranging the right help
Only contain water if you can do so without touching the appliance, entering a wet electrical area or obstructing ventilation and discharge routes. A container placed safely below an exposed drip may reduce mess; it does not make continued boiler use safe. Do not balance items against pipes or hang a temporary drain from a fitting.
If water is spreading in a flat, alert anyone affected below and the building contact where shared access is needed. Explain the observed damage rather than promising that your own stopcock will isolate every possible source. The relationship between an individual flat and shared pipework can only be established from the actual installation.
For the visit, make the route to the appliance accessible without moving fitted panels yourself. Keep children and pets away from the wet area. If the leak appears to have stopped, retain the original photographs and explain whether anyone changed a control or isolated a supply in the meantime.

What a completed leak repair should answer
The useful endpoint is an explanation of the source, the work carried out and the result of checking the relevant operating condition. A dry floor immediately after wiping it is not the same evidence as a repaired connection remaining dry during the condition that previously produced the leak.
Ask whether any water-affected electrical equipment needs separate assessment before use. Also distinguish restoring the appliance from drying or repairing surrounding cupboards, walls and flooring. Those tasks may have different scopes and people responsible, even though they arose from the same incident.
Keep the repair record specific enough to be useful if symptoms recur: location, component or pipework, work completed and any remaining recommendations. You do not need a technical essay, but boiler checked gives little help if the same water appears again next month.
Finally, follow the engineer’s instructions about restarting and observation. Do not repeatedly run an appliance that has been left off as unsafe.
